Attached are the minutes of the June 21st WW board meeting.
This meeting was called to reconcile a number of minor maintenance
issues relating mostly to elevators with some roofing and fire control
issues added in.
The number of issues dealt with is of no particular concern, but about
what you might expect if you had to look after eight, sixty year old
residences yourself😁.
WW has the option to call regular board meetings at any time, if
required, with a minimum 48 hour notice to all owners, which supplement,
the eight regulatory scheduled monthly (RBM) meetings throughout the
year, with the summer off. This was one of those meetings.
Even at this meeting, because of governors having other activities as
normal during the summer, it was difficult to obtain the six person
quorum, of the ten governor total, requiring a phone call to get us over
the threshold.
Our lawyer recommended establishing a board pre-approved procedure to
handle these minor, but frequent, rapid response situations, without
needing to call a board meeting, and you will notice in the minutes that
this was accomplished.
This rapid response procedure complements the already existing revolving
credit account at Home Depot that the maintenance folks use as they
resolve many of their day to day issues themselves without necessitating
a board meeting.
